The Home Energy Rating System (HERS) Index went into effect July 1, 2006. It is a measurement of the energy consumption of a home when compared to a "Reference Home" built to meet the 2004 International Energy Conservation Code (IECC).
The Reference Home is given a value of 100. If a home has a HERS Index of 115 this means that the home is using 15% more energy than the Reference Home. A home with a score of 80 is using 20% less energy that the Reference Home. The lower the score the better.
The HERS Index takes into account a comparison of rated heating, cooling, water heating, lights, appliances, and any on site energy production.
Lending institutions will use this index provided by a Home Energy Rater to qualify homes for Energy Efficiecy Mortgages (EEM) and Energy Improvment Mortgages (EIM). |
