Texas Home Auditors offers the complete process. We will audit the house, provide a projected report, oversee the improvements, and provide the confirmed rating at the completion. If you are working with a bank or mortgage company we will work with them throughout the process.

                                               Home Energy Rating System

The Home Energy Rating System (HERS) Index went into effect July 1, 2006. It is a measurement of the energy consumption of a home when compared to a "Reference Home" built to meet the 2004 International Energy Conservation Code (IECC).

     The Reference Home is given a value of 100. If a home has a HERS Index of 115 this means that the home is using 15% more energy than the Reference Home. A home with a score of 80 is using 20% less energy that the Reference Home. The lower the score the better.

     The HERS Index takes into account a comparison of rated heating, cooling, water heating, lights, appliances, and any on site energy production.

     Lending institutions will use this index provided by a Home Energy Rater to qualify homes for Energy Efficiecy Mortgages (EEM) and Energy Improvment Mortgages (EIM).
