WHY  GET  A  HOME  INSPECTION





     Buying a house can be an exciting time. It can also be a little stressful. Will you have enough money, how is your credit, what interest rate will you get, or is the right house out there? Using a knowledgable realtor will go a long way in choosing the right house and getting the best deal. Many buyers will look at 15 to 20 houses before they make a decision. Some will look at 30 or more. The average buyer I work with tell me they spend 30 to 40 minutes in the house they choose to buy. During that time buyers are looking at the general appearance of the house. Most are looking at things like what is the layout, the colors, will the furniture fit, which schools will the kids go to, or is the neighborhood safe. Much of that time is spent studying the appeal of the kitchen and the bathrooms. The home inspector looks at the house through a completely different set of glasses. House For Sale
sellers disclosure     The seller's disclosure is required to list any known defects. Most sellers don't disclose much. This can be because they are busy looking themselves, maybe they feel they are selling a used house and maintenance issues are to be expected, or maybe they are just unaware of problems that need attention. Some home owners take very good care of their homes, others do not. Whatever the reason these issues could cost you (the buyer) tens of thousands of dollars after you move in.

     This is why it is important to get an inspection by a Licensed Real Estate Inspector. A competent inspector will spend at least 2-1/2 hours on site gathering data, taking pictures, testing, and checking codes. The inspector is not there to find things wrong with the house and write negative reports. The real purpose of the inspection is to get a snapshot of the condition of the house and for the buyer to have a very good understanding of the condition and characteristics of the house.. We encourage the buyer to be present if possible, during the inspection. The seller is not present so this offers an excellent opportunity for the buyer and the inspector to discuss the house. Any issues found in the inspection that are not listed in the disclosure document will need to be addressed.
